Home Staging Creates Bidding Wars in Massachusetts

I have always believed that if you price a house right and present it well it will sell. But lately I am seeing a new phenomena happening. The last few homes that I have staged have sold for over asking price with multiple offers! Not only that but they went under agreement almost immediately after coming on the market. In fact one of the homes got an offer from the internet pictures alone!

Based on my 25+ years of Real Estate Sales experience,I have seen many different Real Estate markets. It has been a Buyers market for quite some time but it does feel like the "tides are a changing". There is less inventory on the market so the homes that show well are generating alot of buzz. Rates are still low which still makes it an attractive time to sell. And the spring market is well underway.

The great thing about staging in any market is that it tips the scale for Buyers. Gary Keller of Keller Williams and author of Shift was quoted as saying "price gets you interest, staging gets you offers". It is so true!

 Buyers prefer a well maintained home . They want something that they can move right into and feel "at home". That is why often times I consult Sellers on replacing old worn carpet , wallpaper,etc. to start with. The Return on investment is definately worth it!

Every home is different and has different needs when preparing it for sale. i recommend that the Seller starts with an affordable consultation and report. I have done hundreds of these and have never been to a home that couldn't benefit from some staging.
